Investing in Crenshaw’s Future, Celebrating its Legacy

Watt Companies, The Richman Group, West Angeles Community Development Corporation, and La Cienega LOMOD in partnership with Metro and LA County, are developing Crenshaw Crossing, a mixed-use multifamily project in the heart of South LA. Crenshaw Crossing will rise where the K Line (Crenshaw/LAX) meets the E Line (Expo) and will capitalize on the proximity to two light rail stations. Our catalytic development will provide much-needed housing, high-quality commercial retail, and an enhanced pedestrian experience for both transit riders and community residents alike. Crenshaw Crossing will provide:

  • 401 residential rental units, of which 176 units are set aside as affordable units to low-income households

    • The development team is in the process of applying for subsidy that would allow all 401 units to be affordable for a range of income levels, in addition to the 176 units in Phase I, which are deed restricted affordable

  • 37,500 sf of community-serving retail space, including a full-service grocery store

  • 3,500 sf Community Space available for use by neighborhood organizations

  • 1.6 acres of inviting Open Space for community residents to sit and relax

  • Bike storage, lockers, and bike-sharing system

  • Access to the Metro LAX/Crenshaw Line

The development team understands the importance of investing in the local community, which is why we have partnered with The Asian American Drug Abuse Program (“AADAP”) and the West Adams WorkSource Center to recruit and provide training, certification, and job opportunities to South LA residents. Crenshaw Crossing is entitled and is in the pre-development phase with the ground-breaking of the first phase anticipated in late 2025.
